Terms and Conditions

ACCEPTANCE OF TERMS: By confirming a reservation with Haven Harbour Marina Resorts (“the Inn”), guests acknowledge that they have read, understood, and agreed to these Terms & Conditions. Completion of a booking and/or occupancy of accommodations constitutes full acceptance of all policies stated herein. Haven Harbour Marina Resorts reserves the right to refuse service, cancel reservations, or charge additional fees for any violation of these Terms & Conditions.

1. Check-In

Check-in begins at 3:00 p.m. at the Manor House of Haven Harbour Marina Resorts. Guests may arrive anytime after 3:00 p.m. Guests arriving after 5:00 p.m. must provide prior notice to the Inn Manager so that after-hours access may be arranged. Failure to provide notice may result in inability to access accommodations on the arrival date without refund.

2. Check-Out

Check-out is required by 11:00 a.m. Guests must return all room keys to the Manor House by this time. Failure to return keys will result in a $50.00 replacement fee, charged to the reservation account.

3. Early Check-In and Late Check-Out

Early check-in and late check-out requests are subject to availability and must be arranged in advance. A late check-out beyond one hour will result in an additional night’s charge. Guests requiring guaranteed early check-in at 1:00 p.m. or late check-out at 12:00 noon may purchase the FlexTime package, subject to availability.

4. Reservation Deposit and Prepayment

Non-refundable Rates

  • The total reservation amount is due in full at the time of booking.
  • Nonrefundable reservations are subject to a two-night minimum stay requirement.
  • Payment is nonrefundable and nontransferable under any circumstances.

Refundable Rates – Standard Reservations

  • A deposit equal to 50% of the total reservation is due at the time of booking.
  • The remaining balance is due at the time of check-out.

5. Cancellation Policy

Non-refundable Rates

  • Reservations booked under Nonrefundable Rates are not eligible for a refund, credit, or modification under any circumstances.

Refundable Rates – Standard Reservations

  • Free cancellation up to 72 hours prior to 3:00 p.m. on the scheduled check-in date.
  • Cancellations made within 72 hours of check-in are not eligible for a refund, but will receive a 50% credit of the reservation total, applicable toward a future stay within 12 months of the original arrival date.

Refundable Rates – Group Reservations (5 or more rooms)

  • Cancellation 21 days or more prior to arrival: 100% refund of deposit or prepayment.
  • Cancellation 14–20 days prior to arrival: 100% credit of deposit or prepayment, applicable toward a future stay within 12 months.
  • Cancellation 7–13 days prior to arrival: 50% credit of deposit or prepayment, applicable toward a future stay within 12 months.
  • Cancellation less than 7 days prior to arrival: no refund or credit will be issued.

6. Slip Reservations

Room reservations do not include or guarantee boat dockage. Guests arriving by boat must reserve dockage separately through Dockwa, subject to availability. The Inn assumes no responsibility for failure to secure dockage accommodations.

7. Smoking Policy

The Inn at Haven Harbour is a smoke-free facility. Smoking of any kind, including vaping and e-cigarettes, is prohibited in all guest rooms and indoor areas. A $500.00 cleaning fee will be charged to the reservation if evidence of smoking is found. Additional damages may also be charged.

8. Children Policy

The Inn is family-friendly. To ensure safety and comfort for all guests, children under the age of 15 must be supervised at all times and accompanied by an adult when using resort amenities, including but not limited to swimming pools, bicycles, kayaks, and paddleboards. Guests are responsible for any damage or disturbance caused by their children.

9. Pet Policy

Only the Lazarette Suite, Pilot House and Crew Quarters are designated dog-friendly accommodations. A non-refundable fee of $35.00 per dog, per night applies. Pets are strictly prohibited in all other rooms. A $150.00 cleaning fee will be charged if evidence of a pet is found in non-pet accommodations, in addition to damages incurred.

10. Breakfast

A complimentary continental breakfast is typically offered daily from 8:00–10:00 a.m. in the Manor House Great Room for overnight guests of the Manor House, Boat House, Dry Dock, and Cottages. Pilot House and Crew Quarters guests may use their in-room kitchens in lieu of breakfast service. Breakfast service is subject to change without notice and may be modified, substituted, or suspended at the Inn’s discretion, including during special events or operational needs. In such cases, vouchers to a local café may be provided as an alternative. Breakfast is not made-to-order and is reserved exclusively for overnight guests.

11. Amenities and Accessibility

Guest accommodations may include complimentary Wi-Fi and streaming service access, along with use of resort amenities. Availability of specific amenities may vary and is not guaranteed. Please note, guest rooms are not served by an elevator. For ground-level accessibility, the Boat House’s Buckley room and the Dry Dock’s Lazarette room may be requested, subject to availability.

12. Use of Amenities Disclaimer

  • Guests may have access to certain amenities including, but not limited to, swimming pools, bicycles, kayaks, paddleboards, and other recreational equipment. All such amenities are unsupervised and are used at the guest’s sole risk. Haven Harbour Marina Resorts makes no guarantee regarding the condition, safety, or availability of any amenity, and reserves the right to restrict or deny use of amenities at any time without notice.
  • Children under the age of 15 must be accompanied and supervised by an adult when using any amenities. Guests are fully responsible for ensuring that they, their children, and their invitees use all amenities in a safe and responsible manner. Haven Harbour Marina Resorts will not be held liable for any accidents, injuries, property damage, or other losses arising from the use of amenities.

13. Liability and Indemnity

  • Guest hereby acknowledges and assumes all risk and liability arising from or related in any manner to the use of the Inn and Haven Harbour Marina Resorts facilities and amenities, including without limitation, damage to or loss of personal property and bodily injury, whether or not covered by insurance.
  • Haven Harbour Marina Resorts, its owners, affiliates, employees, and agents shall not be held liable for any accident, loss, injury, death, property damage, theft, or other loss sustained by guests, invitees, or visitors, whether due to negligence or otherwise, to the fullest extent permitted by applicable law.
  • Guests further acknowledge and agree to indemnify, defend, and hold harmless Haven Harbour Marina Resorts, its owners, affiliates, employees, and agents from and against any and all claims, demands, causes of action, damages, losses, liabilities, costs, and expenses (including reasonable attorneys’ fees) arising out of or related to fire, theft, collision, rainstorms, floods, windstorms, hurricanes, acts of gods, omissions, the use or occupancy of accommodations, the participation in activities or use of marina amenities or facilities, the actions of their children, invitees, or pets, any violation of these Terms & Conditions, and any and all claims of any nature arising out of the condition of the marina amenities and facilities.
  • This indemnity obligation shall survive check-out and termination of the guest’s stay.

FINAL ACCEPTANCE: By completing a reservation and/or occupying accommodations, guests affirm their acceptance of these Terms & Conditions in full. The Inn reserves the right to enforce these policies without exception.
